Success

The design brief has been set to a very high standard ensuring the best possible living spaces can be realised.


Braemar Community Limited is working together with Rural Housing Scotland to develop up to 15 community-owned affordable homes for rent in the village.

The increasing demand for housing being used as holiday homes, retirement properties and accommodation for hotel staff has contributed to a shortage of affordable rental properties for those living and working in the village and surrounding area. In 2019 BCL took on the challenge of helping the community address this problem.

A site in the centre of the village, with existing planning permission for 11 homes, was quickly identified and a feasibility study was carried out in 2019. Funding from the Scottish Government’s Rural Housing Fund, the Cairngorms National Park Authority and the Marr Area Partnership have allowed studies, community engagement events and financial appraisal activites to progress.

The planning application has recently been submitted reflecting the community feedback gathered at consultation sessions in December 2020. An essentail element of the brief for the project is the delivery of high quality homes which are accessible to almost all people, have good sized rooms which maximise daylight and are energy efficient to both build and run.

As one of the coldest places to live in the UK the risk of threat of fuel poverty is fully recognised. To address this, the houses will be designed to achieve very high levels of energy efficiency and built from non-toxic, low carbon materials.

Effective from the end-March 2021, BCL now owns the land and good progress has been made on identifying a mortgage company and grants to fund the next stage of the project leading up to construction.
